Bixby Land Company brought on BOTO to convert and reposition a newly acquired property in Tustin, CA.  

The 79,500 sf building formerly housed costume jewelry maker Cookie Lee’s offices & distribution facilities.  Creating a new identity for the building was an essential part of the conversion.  To achieve this, BOTO designed a new 900 sf all glass atrium that recaptured an existing outdoor space.  Further energizing the highly visible corner, BOTO added expansive perforated metal screens and dramatic lighting. 

Additional improvements included all new landscaping and a new 16,000 sf mezzanine.  Capitalizing on the warm Southern California weather, a large outdoor amenity area with barbecue and fire pit, connects to the space through four large sectional glass doors.  Additional skylights & two large pop-ups were added to bring light to the interior of the building and under the mezzanine.
